In short
A downtown floor sat unleased for six weeks, then signed eleven days after the listing agent posted it to Industry Pulse and answered every question the same day.
An illustrative example. This piece shows how a deal moves on the platform. It is written rather than reported, and the figures in it are not drawn from a specific transaction.
From first Pulse post to signed LOI, a walkthrough of the deal, told by the listing agent.
The floor had sat for six weeks with nothing to show for it. Same photographs, same brochure, same silence. Nothing about the space was wrong. The market simply did not know it was there.
What changed was not the asking rate. The listing agent posted the availability to Industry Pulse with the floorplate, the ceiling height, the parking ratio and a working number, then answered every question in the thread the same day it was asked.
Three tours followed inside a week. Two came from agents who had never called on the building before, and one of those brought a tenant who had been quietly looking for a full floor in the core since spring.
The lease signed eleven days after the post. The lesson is not that a feed leases space. It is that a market rewards whoever answers first, and that answering is much easier when everyone is already in the same room.
